Interesting idea, and probably DIY workable. Ultimately with the proposed solution you propose would be converting the boat into a short to medium term disposable housing option. The external chainplate solution would work (probably), but it would not ultimately give the boat value, it would kind of be like a mobile home and always loosing value, but that is a solution that works for millions.

The more I watch cruising channels like yours the more I’m glad I never purchased a big older sailboat, don’t get me wrong I love sailing but more as a sport or weekend activity. I’ve sailed Sunfish, Thistle, Hobbie cats and I currently have a 21’ trailer sailer. Unless you want to devote nearly 100% of your free time to care and upkeep of a boat (unless you’re wealthy but then you’re not going to buy an old boat anyway) I’d steer clear, but if you have the passion well you just can’t help yourself. Former new boat dealer here again. At boat shows, when someone asked about living aboard a sailboat our initial advice was "Move your whole family into your bathroom and live there for a weekend. If that works out OK, you MIGHT be OK with living aboard."

The chain plates on my "74" Irwin 45cc look perfect. My biggest concern with the boat is the cable casing going to the centerboard, that had been broken by the previous owner. This repair and replacement will be a big expense in the near future.
