the numbers you are giving are actually terrible. If we assume a depreciation of the 22 mil over 15 years, then the ROI is about 1% and that is actually pre-tax. With lending cost I would assume similar to car loans or 7-8% that is a terrible investment. You would probably need to be at twice that charter time.
