    17:12 what we do in Australia Mads, (this isn’t common but it does get done) if an area is “low” meaning potentially in flood risk, importantly get all permits first, we advise for “clean fill” you don’t actually pay for this as it’s the scrapping from building sites, ect ect, as long as it’s “clean” meaning void of and hazardous waste,.. trucks will arrive, as they need somewhere to dump, As long as the trucks have good access you will quickly have small mountains on your block, Then you hire a dozer for 2-3 days & you can actually lift a good majority of your property up by around 3-4 ft.. which normally takes it out of flood prone, to possible flood risk, for insurance purposes that’s pretty huge here, hopefully it’s the same there.. but you keep going over a few years, area by area, including adding back a “semi natural” water way and eventually you will have an ideal location for a smaller long term boat yard and workshops, or residential property, but the beauty is this can all be achieved with minimal supervision, as they (the trucker’s) aren’t stupid, they will happily follow any signs of use their own brains or where you need “fill” It may contain bricks and rubble even some timbers or such, as long as it isn’t hazardous, who cares, the final top is clean dirt, and compacted.. & yea I’m talking from experience, we personally did 14 acres in a matter of months, ironically i was fined because i was missing a permit (i had verbal consent, which was later denied) but it’s now two years later, my property looks very natural. Only about 5ft higher with two real cool dams and a semi permanent creek..

    You could always get rid of the mobile home……after all they are meant to be moved…
    And lower your offer enough so that you can replace the mobile home with a liveable one

    If the hoe is disappointing it will not improve. Don’t buy poorly. Ensure it shows promise. Not a flood zone.

    Happy holidays yall, if you end up with that property. You could always remove the mobile home and put a pole barn and get an older quality brand fifth wheel or travel trailer RV. Not the best permanent solution, but it'd be cheapish atleast. Safe travels to Michigan. ✌️

    I lived around there in the 90s. Newbern to Havelock. Land was $10-15k per 1/4 acre. I wonder what it is these days.

    Hi Mads: How about doing a comparison between repairing the mobile home vs getting a used one in better condition. This way you would not be adding another project to your long list of TTD.     Maybe try a empty lot with a camper on it? Then you can add a house later in life if your plans change.

    Thanks for letting us follow your boat build. Many useful tips and tricks to learn from you. In my view Epoxi goes together with carbon fiber and polyester with glass fiber. It is kind of waste of money to go with polyester and carbon. Epoxi has better mechanical properties and where you need to be light and strong carbon ans epoxi will be the choice. For a pleasure boat polyester and glass is mostly good enough, and where you need more strength you just add a layer of glass more. 😊

    You don’t need to worry about paying off a property in 30 years. I’ve bought a few homes. You can sell it before you pay it off for a profit. And Home Depot and Lowe’s sells buildings as does Parker lumber. They’re affordable and you can finish them up as you please

    I don't think it would be a good idea to invest in flood lands. You will need a solid base where you can build your forever home and do some homesteading when the time comes. To be honest, that will be before the Catamaran is finished. This is not a negative comment, just an observation that life happens faster then most boat restorations.
