  5. As a Sri Lankan living overseas, I want to warn others—especially fellow expatriates—about the risks involved in buying property in Sri Lanka. Unfortunately, many properties are drastically overpriced, sometimes being marketed at values that are 10 to 100 times their actual worth. For example, land that may be worth Rs. 1 lakh is sometimes listed for Rs. 15 lakhs or more. This is not just inflated pricing—it’s exploitation.

    Many sellers, particularly those targeting overseas buyers, are more focused on profit than fairness. There is a growing trend of treating foreign buyers as easy targets under the assumption that we are wealthy or uninformed. Some sellers try to justify ridiculous prices with false promises or exaggerated advantages. If something seems too good to be true, it probably is.

    It’s disheartening to see the greed taking over what used to be a more community-minded culture. Honest buyers are taken advantage of, and local ethics seem to be diminishing in favor of quick profits.

    I urge anyone considering a purchase to do thorough research, consult multiple local sources, and never rush into a deal. Always verify ownership, market value, and legal status of the property. Don’t fall victim to scams or inflated prices get things done in front of a judge.
