  1. I think you did fine. Buying a house is no fun. When I bought my house and I thought the deal was done and thought I could really trust my real estate agent, he came up with some nonsense about me coming up with a BUNCH of cash to move the current owner out. I got suspicious and looked it up: Illegal in a short sale. So I told my agent; "nah, we can probably get spanked for this and you can lose your license so let's just forget about it". He said, "forget about what?" So I said, "forget about buying the house of course." Man, that did the trick and the deal went through. Then my real estate agent tried to get me to basically do a full renovation, which wasn't necessary so I kind of made him think I was really going to let him find people to scrape all the acoustical ceiling stuff off, throw away the toilets, etc… but then dropped the hammer on all that nonsense as well. Buying a home is hard and the hardest part is to be willing to just walk away if things get silly. Good luck!

Hey guys I feel for u ,I live in nj and when I was buying my house we had our septic inspected and it was no good we needed a new one but once it's inspected the company that does it needs to record it to the board of health in turn the owner or seller has to fix it before the sale ,in 2017 it cost the seller 22k to replace it

  6. I have to say that your content was much more interesting when you were rebuiding your double D boat and sailing. Puerto Rico took us in a different direction, but this house hunting in the dregs of Florida is just not that interesting. I'm sorry it didn't work out with this property, but I think it was a blessing in disguise. I'd suggest that you focus on getting your housing situation settled on your own and resume posting videos when you have something more interesting to share.   7. 1st rule – Caveat Emptor – Buyer beware .. 2nd Rule – Appraisals – Disclosure Disclosure Disclosure – Document Everything. As far as Real Estate is concerned If your making a life changing decision/commitment and buying a house. Make sure your representitive, your real estate agent with agency is working for you and has your best interest in mind, and if they fail to do the due diligence in which your agent failed, They can be held accountable for their wrong doing if something was not disclosed properly in the deal of buying a house during a purchase or after a purchase has been made. like the agent failing to give the report of the swimming pool. My advice Find a Good agent with your best interest at heart. If they arent right for you, talk to their broker, tell them why your not happy with them and find someone new, even if its in the middle of a deal and you dont feel comfortable, you dont have to work with someone thats not looking out for you.   8. My experience – realtors always want their sale fees, that's all they work for, in NZ (Kiwi here) their fee is a % of sale price.
    Nuther story, I had a school mate from way back that as an investor, he always needed a valuation to get morg money, he used to say to the valuation guy what fee he'd pay for the valuation, based as a % of valuation……. more or less telling the guy what value to put on the property….. this way ramping up the valuation to get a bigger mortgage.
    So, say, sale price = $100k which is what the valuation would have been = $80k 1st Morg,
    valuation now per above $130k, mortgage now $104k….
    = 100% financing! the $4k paid the valuation (e.g) He bought as many as he could!
    My mate over 3 year period ended up collecting 120 rents a week, lol painted all his houses same color externally (most his properties were dumps)

But you came out of the situation having learned a lot about real estate, which you can use in the future. You may need to lower your standards for the present to a modest, livable home. Upgrade as you can afford it, keep an eye out for the next bargain, and save and invest for the property of your dream home and location.

  13. Well damn that sucks. A lot of realtors and home inspectors are on TikTok! If I was you guy’s I’d go on a binge scrolling day or two there. Then with all that knowledge in hand start looking. BTW there’s a lot happening that’s going to end up making property values drop. They aren’t selling because of the economy. The latest report just came out and it’s a lot worse than even expected. So, dragging your feet and asking for reduced prices is NOT a bad thing. All those air b&b in Florida aren’t being rented out like they use too. Why? Because Canadians have opted not to come to the US and especially Florida. Which is where a lot of them were coming. So just keep looking and keep it mind! Because they can’t afford not to have those properties rented!! You got this!!

  16. sounds like a classic escrow scam :

    ❶ list a house with one minor disclosure
    ❷ get you emotionally interested
    ❸ once you have $ in escrow let you have at the property where you discover all manner of problems
    ❹ now you want out of escrow but they make a claim against you for bad faith
    ❺ to fight this you are facing lawyers, living expenses
    ❻ from here you can elect to buy the junker, or let some or all of the escrow go
    ❼ in your case you had a good claim on escrow, so they pivot back to getting their hands on a free inspection report
    ❽ now they can use your inspection report as the "1 thing" they discloser to the next buyer
    ❾ keep listing and pulling a few $1000 out of each buyer that comes along

    This is why the UK system of house buying and selling is so slow. It is complex and requires the buyer to carry out inspections, surveys and or engineering report on the house. To expect all sellers to be totally honest indicates a naive system. Paying for the inspections as a buyer is the norm in most of the world.

    There is no contractual agreement or change of any money until all the surveying and legal checks are done. Two months is a fast sale from the moment you say you want to buy it until it’s yours. Three months is more the norm.

    I hope you get what you want.

  20. Note: realtors are motivated by purchasing sale, so they get their commission as well, both yours and theirs. Always the case. You have to look out for yourself. Its a buyers market in florida righ now. So no rush. Some sellers may already be selling at a asking price they feel is already reducted, considering home much the market has changed recently.
